The Opportunity

We are seeking a proactive and detail-oriented Senior Commercial Property Manager to join our team. This role combines tenant and lease management, working alongside maintenance and administrative teams to deliver excellence across a mixed commercial, retail and shopping centre portfolio, ensuring our properties are well-maintained and operations run smoothly.

Key Responsibilities

  • Act as the primary point of contact for retail tenants, addressing inquiries, resolving issues, and ensuring lease compliance.

  • Review and actively manage retail leases to track key dates, turnover rent provisions, and specialty tenancy mix. Ensure compliance with tenant responsibilities and assist in resolving lease-related queries.

  • Assist in developing and managing maintenance budgets, including processing and approving payments for services and equipment across common areas and centre infrastructure.

  • Prepare and distribute regular reports to landlord on property performance, maintenance activities, expenses, and upcoming needs.

  • Send out communications for scheduled maintenance, policy updates, and other relevant information.

Ideal Candidate

  • Proven experience in retail or shopping centre property management, tenant relations, and lease administration.

  • Familiarity with the Retail Shop Leases Act and retail-specific lease structures, including turnover rent and outgoings reconciliations.

  • Strong organisational skills with the ability to manage multiple tasks and a diverse tenancy mix simultaneously.

  • Excellent communication skills, both written and verbal, with a customer-focused approach suited to a retail environment.

  • Proficiency in property management software and Microsoft Office Suite.

  • Ability to work independently and as part of a team, demonstrating initiative and reliability.
