Purpose of the Role

BGIS is seeking an experienced Maintenance Manager to support the safe and reliable operation of a major private healthcare facility in Richmond, Melbourne .

Reporting to the State Manager, you will coordinate technical maintenance activities, manage specialist contractors, and support the ongoing performance of critical building systems within a complex healthcare environment.

Working closely with BGIS teams, contractors, and client representatives, you will help ensure infrastructure systems operate safely, efficiently, and in line with regulatory and compliance requirements.

The ideal candidate will bring strong technical knowledge, a collaborative approach to teamwork, and a commitment to maintaining safe, reliable environments where people receive essential care.

Key Responsibilities

  • Coordinate preventative and reactive maintenance for essential building and engineering systems.
  • Manage and support specialist maintenance contractors working on-site.
  • Monitor infrastructure systems including electrical distribution, HVAC, chilled water systems, generators, and building management systems.
  • Maintain accurate asset registers, maintenance records, and compliance documentation.
  • Coordinate engineering testing, infrastructure inspections, and planned shutdown activities.
  • Support asset performance monitoring, including energy usage and system efficiency.
  • Work collaboratively with internal teams and consultants to ensure reliable operations.
  • Assist with technical problem solving, system analysis, and continuous improvement initiatives.

Education, Experience & Skills

Essential

  • Trade qualification in Air Conditioning & Refrigeration, Electrical, or Mechanical Engineering (Cert III or equivalent).
  • Significant experience working with building systems within complex environments.
  • Knowledge of building infrastructure including HVAC, electrical distribution, chilled water systems, UPS and generators.
  • Experience working with Building Management Systems (BMS) and maintenance management systems.
  • Strong organisational and communication skills with the ability to work collaboratively across teams.
  • Experience coordinating contractors and maintaining compliance documentation.

Desirable

  • Experience within healthcare or critical infrastructure environments.
  • Understanding of permit-to-work systems and safe work processes.
  • Experience monitoring energy performance and asset efficiency.
  • Exposure to infrastructure testing, system audits, and engineering reporting.

Workplace Flexibility

To support operational requirements, this role will initially be based on-site in Richmond at a major healthcare facility.
